  • HomeMarke provides a detailed Move-in and Move-out Inventory form for proper documentation of the condition of your rental.
  • All deposits that are retained by HomeMarke are kept at VyStar Credit Union, a FDIC insured bank.
  • When you sign your lease with HomeMarke, you have a meeting with your property manager to go over all parts of the lease to help ensure that everyone is aware of their responsibilities under the lease.[/toggle]

[toggle title=”What is the application process for a HomeMarke managed property?”]

  • Every adult 18 years and older that will be living in the home will need to partcipate in the rental application process.
  • Applications are available at our office, or online.  In most cases, the application link will  be e-mailed to you.
  • HomeMarke requires a Credit Inquiry before processing your application.  This is performed by TransUnion SmartMove.  The cost of this service is $25 and you recieve a copy of your credit report. We look for applicants with good credit and solid payment history.  Applicants with lower credit scores may be asked for an increased Security deposit.  The credit inquiry is only required for the primary applicant.
  • HomeMarke only charges one application fee of $35.00, not per person.   The application fee covers the background check, your rental history and your employment. The application fee is non-refundable and personal checks are not accepted for the application.  It is imperative that you provide HomeMarke with contact information for your current and/or previous landlords; if you are able to provide us with a letter or written payment history from your landlord, your application can be processed faster.
  • HomeMarke will Verify your Employment.  We want to be sure that the combined incomes of the applicants are at least three times the monthly rental amount.  If possible, please provide a copy of your last two pay stubs as proof of employment.  Military applicants need to provide a copy of their LES.
  • Some properties may require a $25 lease preparation fee.  You will be notified in advance if this fee will be charged.
  • Background Investigation:  Criminal records must contain no convictions for felonies within the past seven years and no sexual offenses ever.  In the event a record comes back “adjudication withheld” further documentation may be required and applicant may be denied on this basis.
  • Rental/Mortgage History:  Previous rental history from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbance or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination..[/toggle]

[toggle title=”What is HomeMarkes smoking policy?”]All of our properties are strictly NON-SMOKING properties.[/toggle]

[toggle title=”What is HomeMarkes rule on occupancy limitations?”] The number of occupants must be in compliance with HUD standards and guidelines for the applied for unit.   The standards are as follows:

  •         No more than 2 persons may occupy a 1-bedroom dwelling
  •         No more than 4 persons may occupy a 2-bedroom dwelling
  •         No more than 6 persons may occupy a 3-bedroom dwelling
  •         No more than 8 persons may occupy a 4-bedroom dwelling

For safety and security, every person occupying the property must be identifed on the lease (even minors).[/toggle]

[toggle title=”How long does it take to get a response on my application?”]Normally it takes 1-2 business days depending on how quickly your employment and landlord references are able to respond.[/toggle]

[toggle title=”Will I sign a lease when renting a HomeMarke managed property?”]Yes, for most of our properties you will sign a 12 month lease that covers our responsibilities to each other throughout your tenancy. We will go over each part of the lease to ensure you understand it.[/toggle]

[toggle title=”Are waterbeds permitted in HomeMarke Managed Properties?”] Liquid furniture is acceptable in certain properties only and, if permitted, it will be identified in the lease. Proof of insurance naming the owner and property administrator, if any, as beneficiary of any claim paid is required.  The tenant will be responsible for 100% of any repairs and or replacements that are caused by liquid furniture malfunctions or abuse.[/toggle]

[toggle title=”Can I place a home on hold?”]Applicants are required to pay a $150 deposit while your application is being processed or the dwelling will not be reserved. If HomeMarke does not receive all necessary paperwork within 72 hours of application, the deposit will be returned and property will be placed back on the rental market. The deposit must be in the form of a Cashier’s Check or Money Order. PERSONAL CHECKS ARE NOT ACCEPTED FOR THE HOLD DEPOSIT[/toggle]

[toggle title=”What is HomeMarkes security deposit requirement?”]Typically a security deposit is equal to one month’s rent.  However, HomeMarke reserves the right to require an additional deposit and/or pre-paid rent.  The deposit must be in the form of a Cashier’s Check or Money Order. PERSONAL CHECKS ARE NOT ACCEPTED FOR THE SECURITY DEPOSIT. If you placed a HOLD DEPOSIT then this amount is contributed toward your SECURITY DEPOSIT.   If you fail to take occupancy of the property after signing the lease, your deposit will be FORFEITED.[/toggle]

[toggle title=”What is HomeMarkes pet policy?”]No pets (with the exception of medically necessary pets-physician’s note accompanied) of any kind are permitted without specific written permission of landlord by or through an addendum to the lease, a non-refundable pet fee acceptable to landlord and/or additional pet fee. Pet fee is waived for medically necessary pets. Pet fees are established on a per property basis.  Absolutely no aggressive breeds (Rottweiler’s, Pit Bulls, Doberman Pinchers) will be accepted. Pictures of dogs must accompany the application.  PERSONAL CHECKS ARE NOT ACCEPTED FOR THE PET FEE. THIS FEE MUST BE PAID IN THE FORM OF CASHIER’S CHECK OR MONEY ORDER. The pet fee is charged on an annual basis. [/toggle]

[toggle title=”Will I be responsbile for lawn maintenance?”]If you are renting a single family home, chances are you will be responsible for the lawn maintenance unless this is negotiated in your lease.  This includes, but not limited to, the operation of the irrigation system, cutting  and edging the lawn and trimming the shrubs as well as mulching and raking the leaves. Renting a single family home is not the same as living in a condo or an apartment.  If you are uncertain of your abilities then you should reconsider renting a single family home. [/toggle]

[toggle title=”Does HomeMarke offer a military clause or a military discount?”]Yes, HomeMarke does offer an Active Duty Military Clause when requested before lease signing.  In addition, certain HomeMarke managed properties do qualify for an Active Duty Military Discount.[/toggle]

[toggle title=”When is my rent due and where can I pay my rent?”]Rent is due on the first of each month, but you have five (5) days of grace.  Rent is late starting at 5PM on the 5th and a late fee will be assessed.  You can mail your rent to:

You may also pay your rent online through the resident portal via ACH (credit cards are not accepted) or, you can have your rent directly deposited to us by your financial institution.

Typically, as long as your rent is postmarked on or before the 3rd  you rent will be received on time.   However, if your rent is postmarked after the 3rd and received after the 5th, a late fee will be applied up until the day it is received, not the day that it was mailed.[/toggle]

[toggle title=”What do I do in the event of an emergency while renting?”]Please do not hesitate to call 911 if you feel your safety is in jeopardy. HomeMarke Property Management’s 24 hour emergency line is (904) 638-HOME. Please use your best judgement as to what constitutes an emergency and what can wait until business hours resume. Some examples are: flooding that cannot be contained, fires, electrical arching and security issues i.e. “I cannot lock my door”[/toggle]
